Next Phase Roofing is here to help! Here are 5 tips to make your roof last longer. Whether it’s a commercial property or residential property, roofs can last many, many years and we want to be able to help you prolong your roof life.
Avoid Power-Washing Shingles
Many roofs come with a top coating, especially asphalt shingles which are made from granules and this is there for a reason. By power washing the roof, you are spraying high powered and high concentrated water that may loosen or damage the top coat or the shingle itself. Professionals should be hired to removed debris, leaves, dirt and moss. By doing so, this allows the shingles to be in top shape.
Inspect the Ventilation
Proper attic ventilation is important! It’s vital to your properties energy efficiency and can help you save on energy bills, but it does add to your roofs life expectancy, too. Proper venting can save you years on your roof. Oftentimes, we see these problems on older properties and it may just need a little bit of a ventilation upgrade. An upgrade can be better than a replacement.
Clean Gutters Regularly
Cleaning your gutters to save your roof is one of the most common ways to keep your roof in tact and leak-free. Clogged gutters before any major weather system can cause major problems to the roof and eventually to the inside of your home. Ice and water shield on newer roof installations does a really good job at helping prevent water flow to the inside of the home, but it’s always a good idea to be extra sure and clean the guttering system when needed.
Inspect attics and cathedral ceilings properly
If your roof is installed properly, it should be designed to drain water and melt snow right off the slope of the roof. But often times, if your cathedral ceiling’s recessed lighting is insufficiently insulated, the heat may melt snow and ice from below. If this moisture is trapped, it may seep through nail gaps and damage the roof decking where ice and water shield wasn’t placed by your previous roofers. This is a good time to call us for a roof and property inspection.
Look At Your Roof
This one may seem overly simple, but look around after a storm. If you hear or see problems like curling, loose or missing shingles or damaged flashing around vents, skylights and other openings or a leaking roof, it’s best to give Next Phase Roofing a call for a free inspection.
